Building Permits

Building permit applications for properties in the City of Morden are processed by the Morden Civic Centre staff.

You can visit the office at 100-195 Stephen Street from 9 am to 4 pm to check if you need a permit or to get help in completing the form.


A Building Permit is required for:

  • New House Construction

  • Attached Garage or Carport

  • Additions (including sunrooms, and enclosed decks )

  • Detached Accessory Building (including a garage, and shed) - Download Info Brochure (PDF)

  • Swimming Pool - Download Info Brochure (PDF)

  • Deck above grade

  • Wheelchair Ramp

  • Basement Development

  • Wood Stove, Fireplace

  • Plumbing – includes sump pumps, pits and backwater valves

  • Demolition

  • Foundation Repair/ Structural Repair

  • Temporary Structure – >900 square feet.

Does Not Require a Permit:

  • Fences - Download Info Brochure (PDF)

  • Replacing shingles with the same material

  • Replacing doors and windows of the same size (Includes security bars on windows.)

  • Inside painting, patching, decorating, installing cabinets or shelves

  • Replacing stucco or siding with the same material

  • Open deck on grade

Important Notes:

  • A building permit is required for all buildings over 10 square meters or 107.639 square feet in size.

  • Construction that starts without an approved building permit will be charged double the permit fee as a penalty.

  • No inspections will be performed on any projects without an approved building permit.

  • When the building permit has been approved by MSTW, the applicant will receive a list of all the inspections required.

  • The full deposit will be refunded when the project is complete if all the inspections that are required have been completed.

  • Review if you are subject to the Capital Lot Levy By-Law (23BL.07).
